Strata Property FAQs

Common questions about strata management and how Norve can help your building.

What are strata fees?

Strata fees, sometimes referred to as strata levies, are mandatory financial contributions made by owners in a strata corporation. The fees are collected to cover the costs of maintaining and managing shared spaces and assets.

In British Columbia, strata fees are typically a requirement under provincial legislation as outlined in the Strata Property Act and is enforced by the strata corporation.

The requirement to pay does not depend on whether or not you use certain amenities or agree with the decisions made by the strata council.

What is a special levy?

A special levy is a one-time contribution approved by owners to pay for specific projects that cannot be covered by the operating fund or contingency reserve fund. This money is collected on top of the monthly strata fee.

What is the Strata Property Act?

The Strata Property Act is the primary legislation governing strata corporations in British Columbia. It outlines responsibilities for councils, owners, strata managers, financial reporting, voting, bylaws, and operational requirements.

For more information please see Government of British Columbia website.

It is the responsibility of the strata lot owners and other interested parties (such as strata management brokerage) to administer and implement the provisions of the Act. If necessary, strata lot owners may also use the Civil Resolution Tribunal (CRT), a mediator, an arbitrator, or the courts.
